Height adds significant cost. Every course of additional height means more bracing, blocking, and labour. A balcony deck can be significantly higher than a ground-level build — that difference matters in the quote.
Tight side passages, steep blocks, or no vehicle access — common across the Eastern Suburbs — means hand-carrying materials. That adds time and cost.
Not in this estimate. Glass balustrades can add $6K–$22K. Timber post-and-rail from $2,800. Stainless cable on request. Stairs quoted per flight on site.
Beachside or shaded understorey sites benefit from aluminium or LowDeck subframes over standard H4 treated pine. Worth it for coastal Eastern Suburbs properties.

L-shapes, curves, and wraparound decks increase cutting waste and labour. Straight rectangular builds are the most cost-effective footprint.
